VEHOA maintains contracts for various regular maintenance and repair services from various vendors. These vendors along with several others also provide major maintenance and repair services when needed through a competitive bidding process.

Janitorial and Minor Maintenance:  Janitorial services are provided Monday through Friday by N.N. Jaeschke, Inc. (NNJ).  NNJ also provides minor painting and building maintenance services via a work list maintained by the management company. Inspection and replacement of lights around the property is also accomplished by NNJ along with minor repair of fixtures, etc. The on-site supervisor oversees these janitorial and maintenance services, and also supports other contractors by providing property access and sign-off of completed work orders.

Landscaping Services: Landscaping services are provided Monday through Friday. A landscaping crew regularly visits the property to mow the lawn, trim hedges, feed and water plants as required to maintain the lush greenery on the property. provides landscaping services to VEHOA along with janitorial and maintenance services.

Tree Trimming Services: Tree trimming is conducted on a regular basis for the different large trees on the property. The schedule for trimming is based upon the tree type and rate of growth. These services are provided by various contractors.

Plumbing Services: Plumbing issues are handled by Alpha Mechanical Service & Engineering provides service and repair to piping and plumbing fixtures installed throughout Villa Europa. Alpha Mechanical is also the "on call" plumber for emergencies. However, Alpha Mechanica DOES NOT provide indiviudal services to homeowners.

Trash Removal: Waste Management, Inc. is our trash removal contractor. Trash is removed twice weekly from the two trash dumpsters. Recycling items are collected weekly along with cardboard boxes that have been properly broken down and placed in the recycling dumpster. Note that the trash removal service DOES NOT include carting away Christmas Trees, home improvement debris (doors, sinks, dishwashers, tubs, mirrors, etc.) or any other non-compactable trash. These items should be taken to the Miramar dump by individual homeowners...failure to do so will result in a stiff fine.

Trash Chute Cleaning: Trash chutes are power washed monthly by .

Elevator Maintenance: The elevators are inspected and maintained based upon a regular schedule. AMTECH Elevator Services provides these services and does repairs on an as needed basis.

Pool, Fountains and Jacuzzi Maintenance: The pool, fountains and jacuzzi are inspected and chemically treated on a regular basis. Filter replacements and minor repairs are also performed under this contract by T. Sweeney Pool Services.

Garage Floor Wash: The garage floor is machine washed monthly by .

Cable TV: VEHOA contracts for standard monthly analog cable TV access with Time Warner Cable Company of San Diego.

Exterminator Services: A monthly inspection of the property is performed by Lloyd Pest Control. They carry out insect and rodent removal from the common areas when needed. As a benefit of our contracting these services from them, Homeowners may obtain extermination services if needed for their units from Lloyd Pest Control at a reduced rate.
